ALL applications are to be filled out online at There is a $40.00 application fee per application. Each person over the age of 18 who will be residing at the property will need to fill out a separate application with a separate email address regardless of their contribution to the household income. This includes part time adult residents or adult children. Equity must receive an application from all individuals over the age of 18 who will be residing in the property  for the application to be considered complete.

All applications are reviewed upon first 100% completed, first serve basis.

The application fee will not processed unless your application is being reviewed. Therefore, if your application comes in after another application, the the fee will not be processed unless the other application is disqualified.


IDENTIFICATION:  Photo ID for every applicant over the age of 18 must be provided.


EMPLOYMENT REQUIREMENTS:  Employment will be verified.  At a minimum, employment history should reflect 6 months with current employer and 6 months with previous employer. Students must provide proof of enrollment and graduation or scholarship/financial assistance.  Self employed applicants must provide a recent CPA prepared financial statement or tax return. 


INCOME REQUIREMENTS:  Combined gross income of all persons in the rental must be equal to or greater than 3 X’s the monthly rental rate.  Applicants that do not meet the above employment or income requirements must provide a co-signer or a savings account statement showing a minimum balance equal to 12 months of rental payments. All applicants must provide evidence of their source of income, which could include two most recent pay stubs, social security benefits, child support or alimony evidence, housing voucher(s), scholarship or aid letter(s), or if self employed two years of tax returns.


RENTAL HISTORY:  Applicants must provide tenant history for past 2 years.  Tenant will not be approved if there are any previous evictions, defaults in lease agreements, untimely payments or outstanding balances to previous landlords. 


CREDIT HISTORY: Your credit must reflect that all accounts are current and not past due.  Applicants may be denied if you have filed a bankruptcy in the last two years, or if you have any bankruptcies that have not been discharged. You may be denied on any open collections’ accounts. Applicants with past-due accounts or accounts in collections still may qualify based on individual basis and owner approval and may need to pay an additional security deposit or have an approved co-signer. 


CRIMINAL HISTORY:  Your application will be denied if you have been convicted of any type of crime that would be considered a serious threat to the rental property or the other residence and/or neighbors. 


STUDENTS:  Full time students can qualify with written verification of financial aid, parental support, scholarship, or other support.  Savings account statements showing a balance that is equal to or greater than 12 months of rental payments, will also be acceptable.
